CONSTRUCTION
 
The monolithic reinforced concrete structure provided seismicity level IX on the Medvedev-Sponheuer-Karnik scale.
 

WALLS
 
Brickwork with ceramic blocks with vertical cavities WIENERBERGER Porotherm, as follows:
 
External enclosing walls – 38 cm POROTHERM IZO PROFI with stone wool filling, laid with thin-layer adhesive and glued with polyurethane adhesive Dryfix. The system with the highest thermal insulation characteristics and a thermal conductivity coefficient 0.064 W/mK.
 
Internal partition walls between the individual apartments – the double wall of POROTHERM 12 cm with 2 cm stone wool filling for better thermal and noise insulation.
 

WINDOW FRAMES
 
High-class aluminum joinery from the world's top brand SCHÜCO - AWS 75 BS.HI system with GUARDIAN triple glazing, warm spacers and high energy-efficient and noise insulation performance, and for some of the positions in the ground floor apartments an automated lift-and-slide system is provided - ASE 80.HI TipTronic.
FACADES
 
The facades are designed with a ventilated structure and thermal insulation of 12 cm stone wool, completely with cladding and ornaments of impregnated natural limestone stone with a minimum thickness of 3 cm. The railings are galvanized metal powder-coated with high-class anti-corrosion paint ZINGA. Rich ambient facade lighting with sensors for day and night is provided.
 

ROOFS AND TERRACES
 
Roofing system - flat roof with 20 cm thermal insulation Fibran XPS, TPO/FPO (PE) waterproofing membrane KÖSTER with fiberglass insert and rounded stones for additional protection. The terraces are insulated with TPO/FPO (PE) waterproofing membrane KÖSTER with fiberglass insert and have a final coating - a system with a raised floor and 2 cm Italian frost-resistant granite tiles MARAZZI.
 

ENERGY EFFICIENCY
 
The building has a Class A Energy Efficiency Certificate, with all facade systems achieving a heat transfer coefficient of 0.16 W/m2.K.
ELECTRICAL INSTALLATIONS
 
All electrical installations are provided according to the highest modern requirements and in a degree of completion up to Legrand switches and sockets*, sockets and installed Biticino video intercom and doorbell systems*, as well as preparation for the installation of a "smart home" system in each of the apartments. Access to the building is provided to be controlled electronically via contactless RFID cards / chips, and for car access to the basement levels, a system with a reader for the registration numbers of the owners' and users' cars is provided. A signaling and marking installation for emergencies is provided, which will work as a musical background in its daily mode. The main electrical panels are located outside the building, with independent and permanent access provided, according to the requirements of "Electrohold Bulgaria" EOOD.
 

WATER AND SANITATION INSTALLATIONS
 
All water and sanitation installations are provided according to the highest modern requirements and in a degree of completion up to the plug. Viega Sanpress Inox* stainless steel vertical risers and Viega Smartpress* multilayer polyethylene pipes for the water supply are provided, as well as a silent sewage system with Pipelife pipes.
HEATING, VENTILATION AND AIR CONDITIONING
 
The building is heated by a complete gas installation with individual gas meters and the need to install individual gas boilers. Underfloor heating coils are provided in the living rooms, bedrooms, corridors and bathrooms. Cooling is provided by a horizontal distribution for the installation of air conditioning units, with fixed positions for the internal units in each room and fixed positions for the external units on raised metal structures located on the roof slab above the stairwells of all sections.
 

COMMON AREAS
 
All apartments are provided with the highest class entrance armored doors from a certified European manufacturer - GASPEROTTI*. The common areas are provided with exotic Dyno marble flooring and highly resistant carpeting in the lobbies in front of the apartments, walls lined with vinyl wallpaper ceilings with cornices with hidden lighting and painted with white interior paint. The entrance lobbies are provided with exotic natural marble flooring, MDF paneling, and a fully equipped and furnished relaxation and meeting area with a fireplace and upholstered furniture. The lighting is provided by energy-saving LED lighting fixtures from a certified European manufacturer, and the elevator systems - from a renowned world-famous manufacturer - SCHINDLER*.
BASEMENTS AND GARAGES
 
The garage doors to the basement level are sectional automatic NOVOFERM. The flooring of the external ramps is made of brushed concrete and has built-in heating with sensors. The flooring of the basement level in the parking area is ground and polished concrete.
 
All garages are powered by three-phase current and prepared for the installation of fast charging stations for electric cars with their own lots and a minimum power of 16 kW. Remotely controlled automatic NOVOFERM doors are provided for all garages, and some of the garages are 3.25 m high and are prepared for the installation of lifting equipment for double parking.
 

YARDS
 
A wide range of plant species, walking paths, a children's playground, garden lighting and an openwork fence along the entire perimeter of the plot are provided for the adjacent yards and the park area around the building. An automated drip irrigation system is planned, and all elements of the vertical layout - pavements, paving slabs, drainage and drains - are system solutions from SEMMELROCK.
